Does my seller pay anything upfront for a renovation in Delta?
No. The seller pays $0 upfront. The renovation, our program fee and the funding cost are paid from the sale proceeds at closing, and the total is shown in dollars before anyone signs.
How much can a realtor earn by referring a Delta listing?
Up to $1,000 in referral fees per completed project, across the renovation and its financing. Under BC rules it is paid to your brokerage, never to you personally, and disclosed to your client in writing.
Is Uplist a renovation company or a lender?
Neither. Licensed local contractors do the work and a licensed BC mortgage brokerage arranges the funding. Uplist scopes, prices, manages and tracks the project and handles the payoff at closing.
How long does a pre-listing renovation take in Delta?
We target a fixed price within 48 hours of the walk-through. Work starts after the 10-day cancellation period, and most cosmetic projects take three to six weeks.
What if the home does not sell?
It is covered in the contract from day one: price reviews at 30 and 60 days, then options to extend at the disclosed rate, refinance through our mortgage partner, or accept an agreed floor offer. We never take title.
