Is Uplist a lender or a contractor?

Neither, on purpose. Licensed lenders fund the work through a licensed mortgage brokerage and licensed contractors do it. We scope it, price it, run it, pay crews on approved milestones and handle the payoff at closing.

What does it cost my seller?

The renovation, a program fee and the funding cost, roughly 20% over the raw construction cost all in, shown as one total in dollars before signing. Nothing is due until closing.

What if the home does not sell?

It is in the contract from day one. Price reviews with you at 30 and 60 days. If the term ends unsold, the seller can extend at the rate already disclosed, refinance through our mortgage partner, or accept an agreed floor offer. We never take title and never add a fee that was not in the contract.

Do I earn a referral fee?

Yes. You can earn up to $1,000 in referral fees per completed project, across the renovation and its financing. Under BC rules it is paid to your brokerage, never to you personally, and disclosed to your seller in writing. On top of that you earn your full commission on a higher sale price.

Which homes qualify?

Houses and townhouses anywhere in Greater Vancouver heading to market within a year, with enough equity to cover the work comfortably. Send us the address and we will tell you on the call.

How fast can we start?

We target a fixed price within 48 hours of the walk-through. Work starts once funding is approved and the cancellation period has passed. Cosmetic projects usually take three to six weeks.
